Default How much does landscaping actually raise property value?

I bought a house a year ago, since then I've added landscaping.
Flowers, borders to it, bushes etc in the front and backyard. I'm working really hard on it with my kids because I want my yard to look nice and I know that it raises property value...
But how much?
Any Experts in Real Estate and what adds value and how much value it adds?
ok, I'm no expert but I do know one thing for sure after studying various aspects of Real Estate and investing for the past 10 years....lanscaping DOES raise value...although limited, but it does. My question was how much. I know half a trillion other things that can add value to my home and MORE value than lanscaping....but that wasnt my question.

Value is based on your neighboorhood. I know you didnt want to hear that but its true im a real estate apprasier in st. louis. If you want to live in the house for the next 10-20 years do what ever you want but if your looking to sell. Stop what you are doing who knows what youre potential buyers like maybe they dont want all the extra work maybe there hippies and they want all the green shit they can handle any way just dont exceed youre neighboordhood and youll be fine. To Add sold value to youre house look at the open houses on youre street and see what they did to think they will get there value when its bought. Look at there kitchen # of baths and bedrooms. Remeber Bigger is not always Better.

I don't know if it adds value. I think it adds to the saleability of your house. You might get full-price for your house right away and the neighbor down the street with the same house would have to wait to sell or lower their price with no landscaping.

I think you are talking about "curb appeal". House foundations do better when there is landscaping around the edge of the home versus just grass. To prevent bug problems, do not have plants/shrubs touching your house. Keep them trimmed.
There is a distinct difference in landscaping and gardening. Landscaping is a visual appeal, gardening is esthetic and intended to last. Do what you enjoy, try and keep things low maintenance. Stay aware from plant food and herbicides. If planted correctly, your gardens should grow well with just sunshine and moisture.

PatV is correct on this. Don't over improve any property. Value is based on heated square footage. Stop landscaping, and add some more sq. ft. if you want to increase value. Tip: putting in an in ground pool decreases value.

Keep a close eye on comps in the neighborhood too at Yahoo Real Estate - Home Gain.
