Default if your landlord decides to renovate your home, can they also raise your rent?

i have been renting a home since 2002... last month the landlord decided she wants to remodel... my family thinks she's going to raise the rent... can she?

If month to month yes, with 30 days notice, if year to year, thirty days before new term

It depends on what your lease says.
If your lease is only annual then it probably will be more next year. Usually mid year the lease does not go up. I do not think it can. If your lease is month to month then it probably can go up.
Whatever State you are in has certain laws that the landlord and tenant must follow.

100% she will raise the rent but not at least till you sign a new contract. I'm sure you did not sign a contract which allows raising the rent on the middle of the contract. She can only raise it on the renewal of your contract otherwise you have a recourse.
Go to the rental board...you have your right as a tenant. Landlords are not very much aware of those but you have your right as a tenant. Plus if she plans to sell it, she will give you a reasonable notice in case the new landlord will decide to keep the property as his sole and private dwelling. She will raise the rent but it's at a reasonable amount too.

Not during the time period your current lease specifies a specific cost of rent. Unless there is something in that lease you've signed, which states you agree to allows the landlord to renegotiate the rent with improvements, before the end of the life of the lease.

yes with proper notice I think it's 10% per year

If you are no longer on a fixed lease...but a month to month renter...then YES , your landlord can raise the rented monthly with a 30 day WRITTEN notice.

Depends upon your lease agreement. If you are now on a month to month lease, then yes she can raise the rent. If you are in a locking lease, which is rare, then no.

I would bet that yes she does raise the rent, or even worse decide to sell the property upon completion of the renovations.
