Question 3 Tips For Using A Hybrid Listing

Hybrid listings by Builders Cochin can really empower the homeowner. Some sellers may not be not know how to properly employ all their tools in the toolbox when using a hybrid listing. Here are 3 tips that we always mention to property owners when listing.

1) Having the ability and flexibility to set and change the buyer's agent commission can be used to position your home to be more attractive to buyer's agents. When sellers ask me where to set buyers agent compensation, we always give them the range of their direct competing listings. We usually recommend being at least in the middle of the range and preferably on the high end. Having the highest buyer's compensation in the neighborhood will almost always attract more attention, yielding more showings, more offers and hopefully a quicker, higher priced sale. With a the overall savings of a hybrid listing the homeowner can afford to offer a generous buyer's agent commission and still have a higher net at closing than your neighbor who sold at the same price with a traditional listing.
2) A hybrid listing will save most homeowners anywhere from 2% to 4% versus a full price traditional listing. We like to see the seller take this expected savings into account and use it reduce their list price slightly. Typically a seller will calculate their hoped for or needed net sales price and simply add the 6% commission of a traditional listing to arrive at their beginning list price. Knowing this, the hybrid lister can position their home slightly below the competition's price and still be in a higher net position.
3) Statistically a high percentage of sales made by for-sale-by-owners occur to someone they know or a neighbor. Hybrid listings allow you to continue to market your home as a FSBO. We always recommend to sellers to use this unique advantage offered by our agreements. Remember, if the neighbor's knows someone that has always wanted your house or if a coworker takes a fancy to your home. Sell it and pay no commission.
