Default rooming house

rooming houses tend to have high rental returns
but its a lot of work and might be hard to get tenants in all rooms

ie: 8 rm rooming house
instead of 1 tenant u have 8 different ones
8 different leases
8 different people...

hard work..

Yeah it is a lot more work. Instead of 1 tenant, you deal with x tenants. You should consider leasing to one master lease holder and have him sublease it, though you earn less personally.

well, a high cap rate can relieve you stress when the mortgage payments arise...
