Default Consider this solution to sell Your House Fast

Hello Real Estate Professionals,

This is Jerry with a messge to the forum members.
I work full time in the Real Estate market as an Investor.
I just want to share with you a solution I use to sell my
homes. Maybe this can help some of you too !

As we all know, the Mortgage market and Bank Financing is in a crisis
and they are now penalizing their bad decisions on the Buyers and
Investors by making it almost impossible to get a Mortgage these days.
We need to find buyers or other Investors with a 700 + credit score and
buckets of cash in their checking or savings account in order to qualify
for a loan.

Well we all know that this limits the major portion of the population
from getting a mortgage. So myself and a few other Investors I know
are bringing back the "Seller Held Private Mortgage " option as a solution
to this problem.

I buy REO's cheap from the Banks, rehab them and then create a
Private Seller Mortgage. I then sell off the Mortgage at the closing
table to Note buyers. I have connections to a good source that gives
me a good price for the note and less of a discount than many of the
other note buyers. Of course I have to take approx. a 15%
discount off the Mortgage after the 5% downpayment I get from the buyer.

But I get many more buyers approved with only a 600 + credit score and a
job to verify employment. I take a little hit on my profit but I'm
selling more houses a month now instead of 1 or 2 using the traditional
Bank financing.

Thanks for your post Jerry. I can tell you are a creative real estate investor!

Though our team has not done this type of investing specifically, we do have a bunch of investors who are "diving in" to the various deals on MLS in this market.

I myself purchased a number of investment properties back in 2001 and 2002. Though not entirely at the time of the market, I wish I could go back in time and purchase those properties now at today's pricing.
