Default Home Loan Question?

I am totally confused and very overwhelmed. I am wanting to buy a house. I got approved today for $70,300.00 with a down payment of 5%. I have $5,000 cash to put towards the house BUT with all my closing cost, insurance, taxes, down payment and everything else, my closing total is close to $10,000. Do you think that is outrageous for such a cheap house? How can I get this cheaper (around the $5,000 I have put back)? Is it even possible? Do you think that I should try going to a different lender?

I am not an expert on buying a home and any other type of lending or borrowing. This is general and incomplete advice. There have been so many places where I have come across and seen people have their respective problems with loans. Yeah home loans perhaps tops the charts. In such cases is it always a good idea to take the idea of a finance specialist? So does this also indicate as a common person we are never going to understand the pros and cons of a loan term and conditions? Please comment.
