Having a representative in the transaction working for you is a good thing. A good agent will listen to your wants and needs and then conduct a search of homes in your target area, instead of you driving around and trying to find them on your own. They will then prepare a contract, in our state we use a far/bar (Florida Assoc of Realtors and Bar Assoc) and set up all appointments needed such as inspections, survey, walk throughs, appraisals etc. They will then work with your lender and make sure all dates are met and will work w/ lender and title company to make sure it closes on time and will review title policy with you and the title company to make sure you are aware of any defects etc. They will show up at the closing and assist you and your lender and title person as needed and answer questions, they will then follow up with you after closing and maintain a relationship so when you are ready to buy or sell you will work with this same qualified, professional. It's a lot to handle on your own!
